Every Inspection Includes

One flat-rate inspection. No hidden fees, no upsells. Every report covers all sections below regardless of property type.

Roof Surface Condition

Aerial assessment of your roof covering — shingles, tiles, metal, or flat membrane. We document the condition of ridge lines, flashing, valleys, and visible wear or damage. Captured from multiple angles that would require a ladder or roof walk to see otherwise.

Report Section 02

General Exterior Observations

Gutters, downspouts, exterior walls, fascia, soffits, and visible structural elements. We note cracks, staining, missing components, and general condition. Documented with high-resolution drone photography.

Report Section 05

State-Specific Assessments

Depending on your state, your report includes additional sections. California inspections include wildfire readiness observations aligned with the Safer from Wildfires program guidelines, covering defensible space and structure hardening. Each state's report reflects local regulatory context.

Inspection Media Access

Every inspection includes high-resolution drone photos and video. You receive a secure download link delivered with your report. Media is available for download before the link expires.

Report Section 06

Findings & Recommendations

Your report concludes with a summary of findings and actionable recommendations. Negative observations include evidence photos. Positive observations confirm what's in good condition.

Report Section 07

What's Expressly Excluded

Our inspection is a limited, non-invasive exterior visual evaluation. To set clear expectations, the following are not part of our service:

Real Estate Transfer Disclosure This is not a CA Civil Code §1102 disclosure inspection and should not be used as one.
Fire Code Compliance Certification We do not certify compliance with CA PRC §4291 or any other fire code. Our report provides observations, not certifications.
Engineering or Structural Evaluation No load-bearing analysis, structural engineering, or professional assessment of structural integrity.
Destructive Testing No physical contact with the property. No samples taken, no materials removed or probed.
Interior Inspection Exterior only. We do not enter the property or inspect interior systems, plumbing, electrical, or HVAC.
