General
What is Impartio?
Impartio provides professional drone property inspections. We send an FAA Part 107 certified pilot to capture aerial imagery of your property's exterior, then deliver a structured PDF report with findings, photos, and recommendations — typically within 5 days of the drone flight.
What areas do you serve?
We currently serve California (focused on San Diego County) and Texas. We're expanding to additional states — contact us at sales@impartio.net if you're interested in service outside these areas.
Is this a home inspection?
No. This is a limited, non-invasive exterior visual evaluation using drone technology. It is not a substitute for a full home inspection, a Real Estate Transfer Disclosure (CA Civil Code §1102), or any structural engineering assessment. We do not enter the property or inspect interior systems.
Process
How do I request an inspection?
Select your state from our homepage, then fill out the request form with your property address and contact information. It takes about 2 minutes. No payment is required at this step.
What happens after I submit my request?
We send you a Consent & Service Agreement to e-sign. Once signed, we schedule the drone flight. After the inspection, your report and media download link are typically delivered to your email within 5 days.
Do I need to be home during the inspection?
No. The inspection is entirely exterior and aerial. The pilot does not need to enter your property or interact with anyone on-site. You'll be notified when the inspection is complete.
What if weather prevents the inspection?
Drone flights require acceptable weather conditions (no heavy rain, high winds, or low visibility). If weather prevents the flight on the scheduled date, we'll reschedule at no extra cost.
Pricing & Payment
How much does an inspection cost?
Pricing is shown on each state's services page. It's a flat rate per property with no hidden fees. The same price covers the full inspection, PDF report, and drone media access.
When do I pay?
No payment is required when you submit your request. Payment details are provided after the consent agreement is signed.
Can I cancel?
Yes. Cancellation is free before the scheduled inspection date. If you cancel less than 24 hours before the scheduled flight, a cancellation fee may apply.
Report & Media
What's in the report?
Every report follows an 8-section format: cover page, roof condition, structure hardening (state-specific), defensible space (state-specific), exterior observations, inspection media and disclaimers, recommendations, and a wildfire readiness summary (CA). How do I get my drone photos and video?
A secure download link is included with your report delivery email. The link is active for a limited time — download your media before it expires. The default access period is 30 days.
Can I share the report?
Yes. The PDF report is yours to share, print, or forward. The media download link can also be shared with anyone who needs access before it expires.
Legal & Technical
Are your pilots licensed?
Yes. Every pilot holds a current FAA Part 107 Remote Pilot Certificate, which is the federal requirement for commercial drone operations in the United States.
What does the consent agreement cover?
The agreement authorizes Impartio to conduct a drone inspection of your property's exterior. It defines the scope, limitations, media usage, liability cap, and governing law. Each state has its own version with state-specific terms. You can review it before signing.
What happens to my drone photos and video?
Your media is used to produce your inspection report and is made available to you via the download link. Media may also be used internally by Impartio for non-marketing purposes, including to improve our inspection analysis tools. All such use is anonymized. Media is not shared with third parties.
What property types do you inspect?
We currently inspect single family homes and condos/townhomes. If you have a different property type, contact us at sales@impartio.net to discuss.
